Hackensack, New Jersey: 300 Years of Modern History

0

The county seat for Bergen County, New Jersey is the small, bustling city of Hackensack. Nearly 43,000 people call the 4.6 square mile city their home and, in addition to being a seat of government, it is also an important retailing and business center.

The region of New Jersey that Hackensack occupies today was long the home of the Lenni Lenape native peoples. The Achkinheshcky or Hackensack tribe populated the area and coexisted peacefully with Dutch settlers who arrived in 1639 and established a trading post there. By 1688, the area came under the control of the British who established the town of New Barbadoes. At one point during the Revolutionary War, General Washington had his headquarters in Hackensack and the region was at times the epicenter between battling British and American forces. The name Hackensack meaning — mouth of water — was not officially chartered until 1921.

In addition to government institutions the city has several interesting places to visit:

Main Street. If you like downtown shopping, then Hackensack is for you. More than 300 retail and commercial establishments are located within the city’s Special Improvement District {SID}, a designation given to promote and maintain the retail district. The district is also home to one of the few free standing Sears stores in the nation.

North Jersey Media Group. Bergen County’s largest newspaper, The Record, calls Hackensack its home. The North Jersey Media Group {NJMG} publishes two daily newspapers; 41 local newspapers; a magazine, The Best of Bergen; and operates several important web sites. Scheduled tours of their printing facility are available to groups.

New Jersey Naval Museum. Home to the USS Ling 297, a BALAO class submarine, and several smaller water vessels and artifacts. The museum is open select weekdays for group tours.

Other points of interest within the city include the Hackensack University Medical Center, Hackensack River County Park, the Church on the Green, and the County of Bergen courthouse.

Located less than ten miles west of New York City, Hackensack is easily accessible to the city; Newark and Teterboro Airports; the Meadowlands sports complex; Newark and Jersey City; and is within a day’s drive of the Jersey Shore, High Point State Park, and many other local attractions.

Bergen County Home Extensions Increase As Home Sales Slide

0

One direct offshoot of the current recession and it’s resulting lag in home sales has been an increase in the number of Bergen County New Jersey homeowners engaging in home renovation projects. For many of these homeowners, more square footage is what is primarily on the minds.

Bergen County Real Estate Boom Years

They bought their home as the market surged, with the full intent of reselling by now for a substantial profit. Then as the real estate market has declined they now face the prospect of living in the home, most likely for some years to come.

Declining Home Values in a Stale Market

Equity vanished while they slept at night and they awoke morning after morning with their home investment being less in value then it was when they went to bed the night before. To sell now would incur a loss.

Bergen County Home Extensions and Remodeling Trends

For many, the only option for increasing the value of their home is by adding square footage with a home extension. Also after all if they are going to be living in the home for a while many are looking to make it a more comfortable home to live in.

Immediately Prior to the Current Recession

Bergen County New Jersey in particular was one are of the country that saw some very heavy speculation in real estate immediately prior to the onset of the current recession. It was driven by record setting increasing home value rates which left many current homeowners over leveraged in the market.

Coming Market Improvements

So for those homeowners with an eye towards re entering the market as soon as the market picks up, remodels and home extensions are the only way that they will be able to do so and still hope function in the black.

Paramus, New Jersey: Retailing Paradise!

0

Situated in the heart of Bergen County, New Jersey at the crossroads of state highways 4 and 17 is the town of Paramus, home to some 30,000 residents, but also home to one of the largest retail meccas in the world. Let’s take a look at Paramus and what has made this town such a popular destination for shoppers.

Convenience – Nearly one million people live in Bergen County, but draw a 75 mile radius with Paramus at the center of it and the figure mushrooms to over 20 million people! Yes, all of northern and central New Jersey, New York City, southern New York State and parts of Long Island and Connecticut fall within this circle. That makes for a lot of potential shoppers in such a compact area.

Malls – Four big malls plus several free standing retail establishments are located within the town. The largest is the Garden State Plaza, a beautifully enclosed mall with over two million square feet of retail space. The Garden State Plaza features 280 establishments including Nordstrom, JC Penney, Lord and Taylor, Macy’s, and Nieman Marcus. Other nearby malls include the Bergen Mall,, Paramus Park, and the Fashion Center. Smaller malls include The Mall at IV and Thirty Five Plaza plus free standing retail establishments like home furnishing giant, IKEA.

Tax Free – In New Jersey, there is no tax assessed on clothing purchases. For nearby New Yorkers, this is an attractive reason why a trip to one of Paramus’ many retail destinations is so desirable. New Yorkers pay 8.25% tax on clothing, so the savings can be significant especially when purchasing back to school clothing, a uniform, a fur coat, etc. New Jersey’s sales tax rate is 6% for most other items.

Closed on Sundays – Perhaps the biggest reason why Paramus is such a success is that most retail establishments must remain closed on Sundays. Blue laws are still in effect and the trade off that residents have made over the years was to allow all the stores in, but with one caveat: your business must be done in six days.

Paramus isn’t for everyone, indeed Saturday traffic can be stifling and the period between Thanksgiving and Christmas can bring regular and constant traffic jams. Still, zip code 07652 – Paramus, New Jersey – is the second highest performing retail district in the nation, wedged betwee 1000 n two popular New York City zips: 10022 and 10001. Visit the U.S. Census Bureau’s site at www.census.gov for their Economic Census Report by Zip Code report for more information.

Bergen County – A Place For Family, a Place For You

0

If you’ve been searching for a new home for your family in New Jersey, you’re surely familiar with Bergen County, which is renown for it’s typical East Coast setting and long history. For years, Bergen County has played host to the rich and affluent, but many changes are taking place in and around the area that is making it much more accessible to families of all backgrounds. But in order to determine whether Bergen County real estate is right for your family, it’s helpful to gain a bit more insight into the area.

Bergen County has historically been a hub for business, and on a historical front, has witnessed several important events, including some dating back to the American Revolution. Over the past few decades, however, the setting has gone from urban to suburban, while the demographics have increased in affluence. Bergen County ranks among the highest income counties in the United States in terms of per capita income, and the area has accordingly developed to suit the tastes of the well heeled.

While Bergen County is a serene, peaceful area, it remains easily accessible from several major metropolitan areas due to a highly developed network of roads and highways. So if your family desires the quiet contemplation of the suburbs, but also the ability to easily access the buzz and excitement of the big city, Bergen County might be the perfect place.

And while the real estate market remains shaky in many parts of the United States, Bergen County real estate has held its value and should continue to do so, making purchasing a home a bit more secure.

History Of Bergen County, New Jersey

0

Bergen County happens to be the most densely populated county in the New Jersey state of the United States. Considered as a part of New York Metropolitan Area, it ranks eighteenth among the highest income counties of United States. The county seat for Bergen County is Hackensack.

When the Europeans first found the county, it was inhabited by mainly Native Americans, specifically the Lenape group of Tappan, Rumachenanck (Haverstraw) and the Hackensack. The area that now comprises the Hudson and Bergen counties was first a part of New Netherland, the North American Colonial-province of Dutch Republic in the seventeenth century.

The initial settlement attempts that were made by Dutch people included Pavonia (1633), Achter Col (1642) and Vriessendael (1640), but all these were strongly repelled in the 1643- 1645 Kieft’s war and in the 1655- 1660 Peach Tree War.

While the Anglo Dutch War II, 1664, was going on, New Amsterdam has surrendered itself to English Navy. The New Jersey Province was formed then in the year of 1674. Bergen was later included in judicial district along with Essex, Middlesex counties and Monmouth in 1679. It was only by 1683, that Bergen with three more counties was recognized by Provincial Assembly officially as independent counties.

In the beginning, Bergen County comprised of just land between Hackensack and Hudson rivers that extended northwards to the borders lying between New York and East Jersey. These boundaries were later extended in January 1709 for including all current territories of the Hudson county and some portions of the Passaic County.

Bergen County has seen several battles along with various troop movements in its history during the war of American revolutionary. The Battle of Fort Lee also took place in 1776 to keep up the attempts of continental army in keeping British forces away from Hudson River. As a result of continentals, there was a Baylor Massacre that occurred in the year of 1778 in the River Vale.

In the year of 1837, the Passaic County got formed from the parts of Essex and Bergen counties. Hudson County saw its formation in 1840 from Bergen itself. By the year of 1852, the Erie Railroads began operating the major rail service from the Jersey City (over Hudson River) to points West and North through the le 1000 ased right- of- way in Bergen. This was called Erie Main Line that continues to be used in the present times as well. By the later half of the nineteenth century, the state law got changed for allowing easy municipality formation with the government’s Borough Form. In very few years this led to the formation of many municipalities.

Year 1931 saw the completion of George Washington Bridge that linked Manhattan and Fort Lee. This connection was to spur the development in post World War II period. In 1955, Nike Missile Station was created by the United States army at the Campgaw Mountain for defending New York Metropolitan area against strategic bombers. This site was properly upgraded in 1959 for housing Nike- Hercules Missiles that had better speed, range and better characteristics of payload but was closed in 1971.

In the year of 2004, Passaic County and Bergen County, both were ranked second most over priced place by Forbes in the entire nation, but they ranked fifth in 2005.
